Roofers on Lady’s Island

Apex Roofing of the Lowcountry is a roofing contractor that works only on homes, and it serves Lady’s Island in Beaufort County, SC. Most people reach the island from downtown Beaufort over the Richard V. Woods Memorial swing bridge. The McTeer Bridge on US 21 is the other road on and off. Once across, many homes stand in newer subdivisions rather than old town blocks. For a free estimate on a Lady’s Island roof, call (843) 757-2739.

What Roof Work Can a Residential Roofer Handle on a Lady’s Island Home?

Lady’s Island homeowners can book any of the eight services below.

Why Are So Many Lady’s Island Homes in Newer Subdivisions?

Lady’s Island is mostly residential. Since the late 20th century, land that was once plantation and timber tracts has been turned into residential subdivisions, so much of the island’s housing is fairly recent. The island sits about 16 feet above sea level. Its land mixes maritime upland forest with tidal and freshwater wetlands. A typical roof job here is on a newer house set among woods and marsh, not on a historic one.

What Comes Up When a Roofing Contractor Quotes a Lady’s Island Re-Roof?

Three things come up: the County’s flood rule, the swing bridge and, just off the island, Dataw’s review board.

Could a new roof on a Lady’s Island home set off Beaufort County’s 50% flood rule?

Only if the work costs half or more of your home’s market value, measured before work starts. Most of Lady’s Island is unincorporated, so Beaufort County’s flood ordinance, Chapter 78 of the County Code, applies. It calls any repair, rehabilitation, addition or other improvement that reaches that level a “substantial improvement.”

The County takes market value from the assessor or from an appraisal. Two kinds of work are left out: fixing code violations the County has already found, and changes to a historic structure that keep its historic status. The cost of permitted work adds up over time. The code cites both a five-year and a ten-year period, so ask Beaufort County which one applies before you pair a new roof with other work. You can request an Elevation Certificate on the County’s Flood Information page. Inside City of Beaufort limits, ask the City instead.

When can the Woods Memorial swing bridge slow a trip onto Lady’s Island?

Only while the span swings open for a boat, and federal rules limit those openings on weekdays. From Monday to Friday (except federal holidays) the draw need not open from 6:00 to 9:29 a.m. or from 3:31 to 7:00 p.m. From 9:30 a.m. to 3:30 p.m. it need open only once an hour, on the half hour.

At other times it opens when a boat signals, and traffic on US 21 Business waits until it closes. Most past closures of the bridge came from electrical trouble with its gates, which SCDOT replaced in 2023. SCDOT plans new fenders for the bridge from spring 2027, for about 8.5 months, with no detours planned. The McTeer Bridge on US 21 is the other way on, though SCDOT closed lanes there in April 2026 after a truck knocked loose an expansion joint. Before a roof job, check SCDOT’s traffic notices for both bridges.

Will Apex re-roof our home on Dataw Island, near Lady’s Island?

Yes. Apex Roofing of the Lowcountry re-roofs homes on Dataw Island, a separate gated island community near Lady’s Island, reached from US 21 by Polowana Road and Dataw Drive. Dataw’s published Design Guidelines (March 2025) treat re-roofing as a minor project that needs an application to the island’s Architectural Review Board.

Putting back the same color and material takes only a signed application. A new color or material must be named, with samples. The Guidelines list slate tile, standing seam metal and asphalt shingles. They require mildew-resistant shingles on any new or replaced roof, and a non-glare finish on metal. Shingle samples come from the approved list at the review board’s office. Apex installs both CertainTeed and GAF shingles as a factory-certified installer, so you can start from either brand and check it against that list. The crew also cleans up each day and runs a magnet over the yard for nails. One homeowner wrote in 2026 that the clean-up was superb each day.
