Apex Roofing of the Lowcountry is a roofer for homes on Hilton Head Island, SC, working from its base in Bluffton in Beaufort County. Many island homes sit in plantation communities. There, a review board must approve a roof’s material and color before work starts, and Sea Pines and Palmetto Dunes both ask for it. So you need a roofing contractor who can work inside those rules. On a metal roof, Apex prepares the color submittals and the review board submission for HOA communities. Free estimates are booked at (843) 757-2739.
Which Roofing Services Does a Hilton Head Island Roofing Contractor Offer?
A Hilton Head Island home can get any of these eight roofing services from Apex:
What Does a Sea Island Mean for a Hilton Head Island Roof?
On a sea island, a Hilton Head Island roof sits low, close to open water, and has to get through each storm season. The island’s listed elevation is 0 feet. Its north end is a sea island and its south end is a barrier island, with the tidal marsh of Broad Creek between them. The 1893 Sea Islands Hurricane brought a 16-foot storm surge, and wind-driven rain in hot, humid summers is still the test a roof here has to pass. In 2020, 40.3 percent of the island’s 29,018 housing units were counted vacant, many of them second homes and rentals, so a lot of island roofs sit on homes that are empty for part of the year.
What Island Rules Does a Hilton Head Island Roofer Have to Work Around?
Three island rules come up first: community boards, salt air and the Town’s flood test.
Which roofing materials and colors do Hilton Head Island plantation communities approve?
In Sea Pines and Palmetto Dunes, the community’s review board picks which roof materials and colors a home may use. The board must approve your choice before work starts. For Hilton Head Plantation or any other island community, ask your property owners’ association for its current roof guidelines first.
Sea Pines’ published guidelines say a repair must match the existing shingles exactly. Any other color or material change needs a request at least 5 working days ahead.
Under Palmetto Dunes’ standards, in effect since January 1, 2026, a new roof must match the home’s look and the community’s color palette. Metal is allowed as low-sheen standing seam with no exposed fasteners. Tell Apex your community’s name when you book, so the roof is planned around its rules.
How does salt air affect roofs on Hilton Head Island?
Salt air is hard on the metal parts that hold a roof down. FEMA’s 2004 guidance for asphalt shingle roofs in high-wind regions calls for stainless steel nails on homes within 3,000 feet of saltwater. This is federal storm-recovery advice, not a South Carolina or Beaufort County code.
A companion FEMA advisory asks for stainless steel or zinc-coated fasteners on the underlayment, the layer under the shingles. On repairs, Apex uses corrosion-resistant flashing over synthetic underlayment. Both owners, Ralph and Pierce Brehany, go up on the roof during the job. One homeowner wrote in 2026 that Ralph was a big help with product questions.
Does the Town’s flood rule apply to a new roof on Hilton Head Island?
The Town of Hilton Head Island says that if an improvement costs 49 percent or more of a building’s assessed or appraised value, the building must be brought up to the current Flood Damage Control Ordinance. The Town’s flood page does not say whether a re-roof counts toward that test, so ask the Town before you start.
The page also says re-roofing needs a building permit.
